When a Roof Needs Replacing
An architectural asphalt shingle roof in the Chicago suburbs lasts about 20 to 25 years. A home roof replacement is usually due when you see:
- granules collecting in the gutters and downspouts,
- shingles curling, cracking or missing across several areas,
- more than one active leak, or daylight through the attic boards,
- soft or sagging spots in the roof deck, or
- hail or wind damage across most of the roof after a storm.
A roof with one problem area usually needs a roof repair, not a replacement roof; a roof with several usually needs a full roofing replacement. We tell you which in writing after a free inspection.
Roof Installation Process in Illinois, Step by Step
- Inspection and estimate. We measure the roof, check the decking from the attic, and note ventilation and flashing. You get a written, itemized price with shingle line and color options.
- Permit check. Rules differ by town (see below). Where a permit is needed, we apply for it and include the fee.
- Tear-off. Every layer of old roofing comes off down to the deck. We don’t roof over existing shingles, and the building code doesn’t allow a roof-over where two or more layers already exist.
- Deck repair. Rotted or delaminated sheathing is replaced and priced per sheet, so you see it before we continue.
- Ice barrier and underlayment. Self-adhering ice-and-water membrane runs from the eaves to at least 24 inches inside the exterior wall, as the building code requires in the Chicago area. It also goes in the valleys and around penetrations, with synthetic underlayment over the rest of the deck.
- Drip edge, flashing and ventilation. New drip edge at eaves and rakes, step flashing at walls and chimneys, pipe boots, and ridge or box vents sized to the attic.
- Roofing installed to the manufacturer’s instructions and nailing pattern, so the warranty holds.
- Cleanup and walkthrough. Debris hauled away, gutters cleared, the yard swept with a magnet for nails, and a final walkthrough with you.
Most single-family replacements take one to three days on the roof. Larger homes, steep pitches, cedar or composite systems and multiple tear-off layers can take up to a week. We don’t start a tear-off with rain in the forecast.

Do you need a permit to replace a roof?
It depends on the town. The City of Naperville doesn’t require a permit for an asphalt shingle re-roof that keeps the existing sheathing, but does for metal, wood, slate or membrane roofs, or when sheathing is replaced. The Village of Downers Grove doesn’t require a permit to replace shingles on a house, though the work must meet its adopted code (Village re-roof memo). Other DuPage County towns have their own rules, and we check them for every address.
