How We Decide
The decision comes down to three things: the age of the roof, how much of its surface is damaged, and whether the damage is one event or a pattern. A roof under 15 years old with one leak, a few missing shingles or a flashing failure gets a repair. A roof past 20 years, shedding granules, with several damaged areas, more than one leak or hail damage across most of its surface is usually better replaced — and if the hail damage is widespread, the replacement is often an insurance claim. How much of the roof is affected?
Damage on less than a quarter of the roof, on a roof that is otherwise sound, is a repair. Damage on more than that, or damage that keeps recurring in new places, means the whole roof is failing at the same rate and repairs will not keep up. Wind can strip shingles from one slope and leave the rest untouched; hail hits every slope facing the storm. We map the damage on the estimate so you can see which case you have.
Can You Replace Just a Few Shingles?
Yes, in most cases. Replacing a few shingles restores a sound roof after wind or a limb strike, and it is the right call whenever the surrounding shingles are still flexible and holding their granules. The color will not match perfectly — the original run has weathered — and on a roof past 20 years the shingles next to the repair may crack when they are lifted, which is the point at which we tell you a section or the whole roof is the better spend.
