What Storm Damage Looks Like on a DuPage County Roof
The National Weather Service Chicago office in Romeoville issues a severe thunderstorm warning for DuPage County when a storm is producing hail of one inch or more or wind gusts of 58 mph or more. Either one damages an asphalt shingle roof; most of the damage cannot be seen from the ground.
Hail damage
Hail bruises the shingle mat and knocks the protective granules off in round, random-pattern spots that expose the black asphalt underneath. The shingle keeps water out for a season or two, then cracks at each bruise. Wind damage

Fallen limbs and trees

- Get an inspection before you call your insurer. Adept Construction inspects, with your permission, and gives you a photo report and written estimate. You then know whether the damage is worth a claim against your deductible before you open one.
- File the claim yourself. Illinois law does not allow a contractor to file or negotiate a claim for you; we give you the estimate to submit and answer the adjuster’s questions.
- Adjuster meeting. Ask that we be there. We walk the roof with the adjuster and point out every hit so nothing is missed on the scope.
- Approval, then repair or replacement. Once the scope is approved, we schedule the work. If the claim is denied, Illinois law gives you five business days to cancel our contract at no cost.

Inspection and Documentation
With your permission, we inspect the roof, photograph every hail hit, creased shingle and limb strike, and give you a written estimate and photo report to submit to your insurer.
You File the Claim
You open the claim with your carrier and submit our estimate. Illinois law does not allow a contractor to file or negotiate a claim on your behalf, and we do not pay or waive deductibles.
Adjuster Meeting and Approval
We meet the adjuster on the roof, point out every item on our scope, and answer questions. The carrier issues its scope and the first payment; we schedule the work.
Roof Repair or Replacement
We repair or replace the roof to the approved scope, invoice the carrier for the recoverable depreciation at completion, & hand you the warranty. If the claim is denied, you have 5 business days to cancel at no cost.
Your Rights Under Illinois Law After a Storm
Illinois’ Home Repair and Remodeling Act (815 ILCS 513/18) sets rules for roofers working storm claims. Every one of them protects you from the out-of-town contractors who follow hail:
- No deductible games. A contractor may not advertise or promise to pay, rebate or waive any part of your insurance deductible. If a roofer offers a “free roof” or to “eat the deductible,” that is illegal in Illinois.
- Your roof, your permission. A contractor may not climb on your roof or inspect for damage without your express permission.
- You own the claim. A contractor may not file the claim or negotiate with your insurer on your behalf; only you or a licensed public adjuster can. A contractor may give you an estimate, meet the adjuster and discuss repair options — which is what we do.
- Five days to cancel. If your insurer denies all or part of the claim, you may cancel a storm-repair contract within five business days of the denial notice and get your money back, except for emergency work you agreed in writing was needed to prevent further damage.

When a storm has damaged most of the roof, the replacement usually runs through insurance and your cost is the deductible. When damage is limited to one slope or a few areas, a repair is often less than the deductible and not worth a claim — which is why we inspect before you file. Look for granules in the gutters and downspout splash blocks, dents in gutters, vents and window screens, and shingles in the yard.
