When a Downers Grove roof needs replacing

The roof’s condition decides it, not its age alone. Signs a roof is at the end: granules collecting in the gutters, shingles curling, cracked or missing across several areas, more than one active leak, daylight through the attic boards, or hail or tree-limb damage over most of the surface after a storm. Downers Grove saw plenty of that in 2026. The National Weather Service Chicago office logged 4-inch hail near 63rd Street and Main Street on March 10, 1.5-inch hail north-northwest of the village on March 30, and on July 27 an EF-0 tornado with 85 mph winds that ran from Maple Avenue and Brookbank Road toward McCollum Park, with 2-inch hail and large branches down across the Orchard Brook subdivision. The replacement process

1. Inspection and estimate. We measure the roof, check the decking from the attic, note ventilation and flashing, and give you a written, itemized price with the shingle line and color options.
2. Tear-off. Every layer of old roofing comes off down to the wood deck. We do not roof over existing shingles.
3. Deck repair. Rotted or delaminated sheathing is replaced. The Village’s re-roof memo calls for at least 5/8-inch sheathing on rafters spaced 24 inches apart and does not make owners replace sound 3/8-inch plywood, but some shingle makers require 7/16-inch or thicker panels to honor their warranty, so we check the deck against both.
4. Underlayment and ice barrier. Underlayment over the whole deck, with self-adhering ice-and-water membrane along the eaves, in the valleys and around penetrations. Downers Grove’s adopted code requires the eave ice barrier to reach at least 24 inches inside the exterior wall line, or at least 36 inches up the slope on roofs of 8:12 or steeper.
5. Flashing and ventilation. New drip edge at the eaves and rakes (the code calls for at least 2 inches onto the deck, extending at least 1/4 inch below the sheathing, with segments overlapped at least 2 inches), step flashing at walls and chimneys, pipe boots, and ridge or box vents sized to the attic.
6. Shingles. Installed to the manufacturer’s nailing pattern so the warranty holds.
7. Final walkthrough. We walk the finished roof with you and hand over the written warranty.
8. Cleanup. Old roofing and debris hauled away.

Does a Downers Grove roof replacement need a permit?

No, not for a residential shingle replacement. The Village of Downers Grove does not require a permit for residential roof shingle replacement (Village re-roof requirements, February 2026). The work must still meet the 2021 International Residential Code with village amendments — an ice barrier at the eaves, drip edge, and no roof-over on a roof that already has two layers — and we build every roof to it. Brookeridge and other unincorporated addresses are different. Some homes with a Downers Grove mailing address sit outside the Village. The Brookeridge subdivision, for example, is in unincorporated Downers Grove Township, south of the Village and north of I-55 (Brookeridge Homeowners Association). There, DuPage County Building and Zoning rules apply: a permit is required for any re-roof that tears off the old roofing, filed online with fees, a performance bond and contractor registration with the county Building Division, and inspections need at least 24 hours’ notice (DuPage County re-roof requirements).
