When a Villa Park Roof Needs Replacing
An architectural asphalt shingle roof in the Chicago suburbs lasts about 20 to 25 years. A Villa Park home usually needs a roof replacement when you see:
- granules collecting in the gutters and downspouts,
- shingles curling, cracking or missing in several areas,
- more than one active leak, or daylight through the attic boards,
- soft or sagging spots in the roof deck, or
- hail or wind damage across most of the roof.

A roof with one problem area usually needs a roof repair, not a new roof. We inspect at no charge and tell you in writing which one your roof needs.
Older Villa Park homes need a closer look. Villa Park grew from two residential subdivisions, Villa Park (1908) and Ardmore (1910) (Villa Park history), and the Villa Park Historical Society says there may be as many as 80 Sears catalog homes in the village, sold as kits from the 1920s through the 1940s. Houses that age can hide several layers of old shingles and board decking, and both matter during a tear-off under the Village rules below.
Storm damage is the other common reason. On July 27, 2026, the National Weather Service Chicago office logged nickel- to quarter-size hail in Villa Park and wind-blown tree limbs in the village. When hail or wind damage covers most of a roof, insurance often pays for the replacement. See storm damage roof repair.
How a Villa Park Roof Replacement Works
Villa Park has its own residential roofing rules, and every step below follows them.
- Free inspection and written estimate. We measure the roof, check the decking from the attic, and note ventilation and flashing. You get a written, itemized price with shingle line and color options.
- Village roofing permit. The Village requires a permit for any roofing work, and the application must include a copy of the roofer’s Illinois roofing license (Village residential roof requirements). Roofing permits are typically issued the same day. The property owner is responsible for making sure the permit is obtained; we apply for it for you and include the fee in your price.
- Full tear-off. Every layer comes off down to the deck. The Village allows at most two layers of roof covering, and we don’t roof over existing shingles even where a second layer would be allowed.
- Solid decking. The Village requires the roof to be solidly sheathed. Rotted or delaminated sheathing is replaced and priced per sheet, so you see the cost before we continue.
- Ice and water shield, then inspection. Self-adhering ice and water membrane runs from the lowest edges of the roof to at least 24 inches inside the exterior wall line, and a Village inspector checks it before any shingles go on.
- Underlayment, flashing and ventilation. Synthetic underlayment, new drip edge, step flashing, pipe boots and roof vents sized to the attic. The Village’s venting ratio is 1/150, or 1/300 when at least half of the venting is in the upper part of the roof.
- Roofing installed to the manufacturer’s instructions and nailing pattern, so the manufacturer’s warranty holds.
- Cleanup and walkthrough. Debris hauled away, gutters cleared, the yard swept with a magnet for nails, and a final walkthrough with you.
Most Villa Park homes take one to three days on the roof. Larger homes, steep pitches, cedar or composite roofs and multiple layers can take up to a week, and we don’t start a tear-off with rain in the forecast.
Roofing Systems and Costs for Villa Park Roofs
Roofing systems we install
- Asphalt shingle roofing: architectural shingles (Owens Corning is our standard), the roof on most DuPage County homes.
- Cedar shake roofing: cedar-to-cedar replacement.
- Composite roofing: synthetic slate and shake.
- Flat roofing: EPDM, TPO and modified bitumen for low-slope additions, garages and commercial roofing.
What a roof replacement costs in Villa Park
Price depends on the roof’s size in squares (100 square feet), its pitch and height, the roofing system, how many layers come off, how much decking needs replacing, and the Village permit fee. Architectural asphalt shingles cost least per square; composite, cedar and flat membrane cost more. Typical ranges are in our roof replacement cost guide, and your estimate is written and itemized.
Insurance-claim replacements
Hail, wind and falling limbs cause many DuPage County roof replacements. Insurance often pays when sudden damage covers most of the roof, though not for wear from age. We document the damage, write the scope and meet the adjuster on site.

Villa Park Roof Replacement FAQs
How much does a roof replacement cost in Villa Park, IL?
It depends on the roof’s size in squares, its pitch and height, the roofing system, how many layers are torn off, how much decking is replaced and the Village permit fee. Architectural asphalt shingles cost least per square; composite, cedar and flat membrane cost more. Adept Construction gives a free written, itemized estimate, and typical ranges are in our roof replacement cost guide.
Who gets the roofing permit for a Villa Park roof replacement?
Adept Construction applies for it and includes the fee in the estimate. Under Village rules the property owner is responsible for making sure a permit is obtained before work begins, and the application must include a copy of the contractor’s Illinois roofing license. Roofing permits are typically issued the same day.
What does Villa Park inspect during a roof replacement?
The ice and water shield. Village rules require it from the lowest roof edges to at least 24 inches inside the exterior wall line, and an inspector checks it before shingles are installed. The roof must also be solidly sheathed.
Do you tear off the whole roof on a Villa Park replacement?
Yes, down to the deck, every time. A full tear-off lets damaged decking be found and replaced, which matters because Villa Park requires solid sheathing under a new roof. It also keeps the roof under the Village’s two-layer limit.
What happens if the roof decking is rotted?
It is replaced before the new roof goes on, because Villa Park requires solid sheathing. Adept Construction prices replacement sheathing per sheet, so you see the cost before work continues.
How long does a roof replacement take in Villa Park?
Most single-family replacements take one to three days on the roof. Larger homes, steep pitches, cedar or composite roofs and multiple layers can take up to a week, and weather is the usual cause of delay.
Will insurance pay to replace my roof after hail in Villa Park?
Often, when sudden hail, wind or fallen-limb damage covers most of the roof; insurance doesn’t usually pay for wear from age. Adept Construction documents the damage, writes the scope and meets the adjuster on site.
Can you replace the roof on an older Villa Park home or Sears kit house?
Yes. Older homes can have several layers of old shingles or board decking, so Adept Construction checks the decking from the attic during the free inspection and shows any sheathing work in the written estimate before the tear-off starts.
What roofing materials do you install in Villa Park?
Owens Corning architectural asphalt shingles are Adept Construction’s standard. We also install cedar shake, composite (synthetic slate and shake) and flat roofing (EPDM, TPO and modified bitumen) for low-slope areas.
How do I know if my roof needs replacing or just a repair?
A roof over about 20 years old that sheds granules, has damage in several areas, more than one leak or hail damage across most of its surface usually needs replacing. A roof with one problem area usually needs a repair. Adept Construction inspects at no charge and puts the recommendation in writing.
