Adept Construction roofer repairing asphalt shingles on a DuPage County home

Roof Repair by a Local, Licensed Contractor Since 1997

Adept Construction, Inc. repairs roofs across DuPage County and the neighboring parts of Cook, Will and Kane counties from two offices — 6509 Hathaway Lane in Downers Grove and 27W225 79th Street in Naperville. We fix leaks, storm and hail damage, missing and wind-lifted shingles, failed flashing, ice-dam damage and flat-roof membranes on homes and commercial buildings, and we have done it since 1997 as an Illinois-licensed roofing contractor (No. 104.011123) and Owens Corning Preferred Contractor. Most repairs are scheduled within the week; active leaks and storm openings get emergency tarping first; every repair starts with a free inspection and a written, itemized estimate.

If you are in one of our two home towns, the page written for it has local response times, permit rules and pricing: roof repair in Naperville and roof repair in Downers Grove. We also repair roofs in Villa Park, Hinsdale, Lombard, Wheaton, Aurora, Lemont and Homer Glen — see the full service area.

What We Repair

Leaks, shingles, flashing, valleys, ice dams, flat roofs and more

01

Roof leaks

We trace a leak from the ceiling stain back to the entry point — a pipe boot, chimney or skylight flashing, a nail pop, a valley — and repair the source. Most leak repairs are one visit. See roof leak repair for how we trace and fix leaks. Our roof leak detection guide explains what to look for first.

02

Shingle repair and replacement

Missing, cracked, curled or wind-lifted asphalt shingles, replaced individually or by section and color-matched as closely as the original run allows. On a roof past 20 years we tell you plainly whether a repair is worth it.

03

Storm and hail damage

Hail bruising, wind-lifted shingles and tree-limb strikes, inspected, photographed and documented for your insurance claim. Details on the storm damage page.

04

Chimney, skylight and flashing repair

Failed step flashing, counter-flashing, cracked crowns and skylight seals are behind most persistent leaks on homes built before 2000; we reseal, re-flash or replace. See our chimney flashing repair guide.

05

Valley repair

Valleys carry the most water on the roof and fail first when the metal or the shingle overlap does. Our roof valley repair guide covers the common failures.

06

Ice dam damage

Lifted shingles and soaked underlayment at the eaves after a DuPage County winter, repaired and — with ice-and-water shield and ventilation — prevented from recurring. See ice dam damage and insurance.

07

Flat and low-slope roof repair

EPDM, TPO and modified bitumen membranes on commercial buildings and flat-roofed additions — seam failures, punctures, ponding and flashing. See flat roofing and our modified bitumen repair guide.

09

Small jobs

A few shingles, a pipe boot, a loose piece of flashing — our handyman roof repair service sends one technician instead of a crew.

10

Gutters and downspouts

Sagging, separated or overflowing gutters push water back under the shingles; we re-hang, reseal and replace runs alongside roof repairs.

Storm and Hail Damage Roof Repair Across DuPage County

The National Weather Service Chicago office in Romeoville issues the severe thunderstorm warnings for DuPage, Will, Cook and Kane counties, and after every warned storm Adept Construction inspects, tarps, documents and repairs roofs across the county. Hail of an inch or more and wind gusts above 60 mph damage asphalt shingles in ways you cannot see from the ground; a fallen limb is obvious. Either way we photograph every hit, write the scope your insurer needs and meet the adjuster on site when asked. The storm damage page explains the process; our guide to roof insurance claims in Illinois explains what adjusters look for.

Signs You May Need Roof Repair

What to look for before a small problem becomes a big one

01

Damaged or missing shingles

Curled, cracked, bald or missing shingles let water under the roof. On a DuPage County asphalt roof this usually starts around year 15 to 20, or after a hail or wind storm at any age.

02

Water stains on ceilings or walls

A stain rarely sits under the leak. Water enters at a flashing, boot or nail, runs along the underlayment or a rafter, and shows up several feet away. We trace it back rather than patching where the stain is.

03

Granules in the gutters

Coarse black grit in the gutters or at the downspout outlet is shingle surface washing off. A little is normal on a new roof; a lot on an older roof means the shingles are near the end.

04

Higher heating and cooling bills

Heat building in a poorly vented attic in summer, or escaping through it in winter, shows up on the utility bill before it shows up on the ceiling. Ventilation is checked on every repair visit.

05

Animals in the attic

Raccoons, squirrels and birds get in through soft fascia, rotted soffit and lifted shingles. The entry point is a roof repair; the animal is a separate call.

06

Daylight or sagging in the attic

Light through the roof boards means a hole; a sag between rafters means wet, weakened decking. Both are repair-now, not repair-later.

Repair or Replace? How We Decide

The decision comes down to three things: the age of the roof, how much of its surface is damaged, and whether the damage is one event or a pattern. A roof under 15 years old with one leak, a few missing shingles or a flashing failure gets a repair. A roof past 20 years, shedding granules, with several damaged areas, more than one leak or hail damage across most of its surface is usually better replaced — and if the hail damage is widespread, the replacement is often an insurance claim. Adept Construction inspects at no charge and puts the recommendation in writing; when it is a replacement, our roof replacement service page covers the process.

How much of the roof is affected?

Damage on less than a quarter of the roof, on a roof that is otherwise sound, is a repair. Damage on more than that, or damage that keeps recurring in new places, means the whole roof is failing at the same rate and repairs will not keep up. Wind can strip shingles from one slope and leave the rest untouched; hail hits every slope facing the storm. We map the damage on the estimate so you can see which case you have.

Can You Replace Just a Few Shingles?

Yes, in most cases. Replacing a few shingles restores a sound roof after wind or a limb strike, and it is the right call whenever the surrounding shingles are still flexible and holding their granules. The color will not match perfectly — the original run has weathered — and on a roof past 20 years the shingles next to the repair may crack when they are lifted, which is the point at which we tell you a section or the whole roof is the better spend. Adept Construction has repaired and replaced roofs across DuPage County since 1997; we know the age and condition of the housing stock here, and the estimate says which case yours is.

Why a Small Roof Leak Becomes an Expensive Repair

A roof leak does not stay the same size. Water that reaches the decking rots it, water that reaches the insulation ruins it, and water that reaches drywall grows mold within days. A repair that costs a few hundred dollars this month is a decking replacement next season. Call the nearest office — Downers Grove (630) 964-8708 or Naperville (630) 360-2730 — or request an estimate.

What Roof Repair Costs

A roof repair is priced by what failed, how much of the roof it affects, the pitch and height of the roof, and whether decking underneath is wet. A single-visit shingle, boot or flashing repair costs a fraction of a replacement; widespread hail damage is usually an insurance-covered replacement rather than a repair. Adept Construction gives a written, itemized estimate before any work starts and does not add charges afterward. Typical ranges by repair type — including sagging roof, leak and shingle repairs — are in our roof repair cost guide, or request an exact quote.

Roof Repair FAQs

How much does roof repair cost?

A roof repair is priced by what failed and how much of the roof is affected: a single-visit shingle, flashing or pipe-boot repair costs far less than a section replacement, and widespread hail damage usually becomes an insurance-covered replacement. Adept Construction provides a free written, itemized estimate; typical ranges are in our roof repair cost guide.

Do you offer emergency roof repair?

Yes. Adept Construction provides emergency tarping and temporary repairs across DuPage County for active leaks, limb strikes and storm openings, usually within 24 hours, with the permanent repair scheduled once the weather allows. Call the Downers Grove office at (630) 964-8708 or Naperville at (630) 360-2730.

What areas do you repair roofs in?

Adept Construction repairs roofs across DuPage County and nearby communities in Cook, Will and Kane counties from offices in Downers Grove and Naperville — including Villa Park, Hinsdale, Lombard, Wheaton, Oak Brook, Lemont, Homer Glen, Aurora, Lisle, Woodridge and Westmont. See the full service area.

Will my insurance cover the repair?

Insurance typically covers sudden storm damage — hail, wind, a fallen limb — and not wear from age. Adept Construction documents storm damage with photos and a written scope, and meets the adjuster on site when asked. Our guide to roof insurance claims in Illinois explains what adjusters look for.

Do I need a permit for a roof repair?

It depends on the municipality. Minor repairs generally do not need one in Naperville or Downers Grove. Naperville does not require a permit for asphalt shingle work that leaves the sheathing in place, and the Village of Downers Grove does not require one for residential shingle replacement. Adept Construction checks the local rule and pulls the permit when one is needed.

Do you do small roof repairs?

Yes. For a few shingles, a pipe boot or loose flashing, Adept Construction’s handyman roof repair service sends one technician rather than a full crew.

Do you repair commercial and flat roofs?

Yes. Adept Construction repairs flat and low-slope EPDM, TPO and modified bitumen roofs on commercial buildings across DuPage County. See commercial roofing.

How do I know whether to repair or replace my roof?

A roof under 15 years old with one leak, a few damaged shingles or a flashing problem needs repair. A roof past 20 years, shedding granules, with several leaks or hail damage across most of its surface is usually better replaced. Adept Construction inspects at no charge and gives the recommendation in writing; see roof replacement.

Is Adept Construction licensed to repair roofs in Illinois?

Yes. Adept Construction holds Illinois roofing contractor license No. 104.011123 from the Illinois Department of Financial and Professional Regulation, carries general liability and workers’ compensation insurance, and is an Owens Corning Preferred Contractor. Verify any Illinois roofer on the IDFPR roofing page.

What warranty comes with a roof repair?

Every Adept Construction repair carries the company’s 10-year workmanship warranty in addition to any manufacturer warranty on the materials used, provided in writing.
