A roof inspection covers the roof surface and every place water can get in. On every Adept Construction inspection we check:

  • Shingles: missing, cracked, curled or wind-creased shingles, hail bruises and granule loss.
  • Flashing: step flashing and counter-flashing at chimneys, walls and skylights, which is behind most persistent leaks on homes built before 2000.
  • Penetrations: pipe boots, roof vents and other places the roof is cut open.
  • Valleys: where two roof planes meet and carry the most water.

How a Free Roof Inspection Works

  1. Tell us what the roof is doing. Call or request an inspection online. Storm and leak calls are prioritized.
  2. We inspect with your permission. Illinois law does not allow a contractor to climb on your roof or inspect for damage without your express permission, and we ask first.
  3. You get a written recommendation. Repair, replace, or leave it alone. A roof under 15 years old with one leak or a few damaged shingles gets a repair; a roof past 20 years, shedding granules, with damage in several places usually does better with a roof replacement.
  4. You get an itemized estimate if work is needed. The scope and price are in writing before any work starts, and we do not add charges afterward.

Why DuPage County Roofs Need Regular Inspections

Most roof damage in DuPage County comes from two seasons. Winter swings above and below freezing, with January lows averaging 14°F at Wheaton, the county seat; each thaw and refreeze builds ice at the eaves and works on sealants and pipe boots. Summer brings the thunderstorms: July highs average 87°F and August is the wettest month of the year.

The National Weather Service Chicago forecast office issues a severe thunderstorm warning for the county when a storm is producing hail of one inch or more or wind gusts of 58 mph or more. Either one can bruise or crease shingles without leaving damage you can see from the yard, which is why we recommend an inspection after every warned storm.

Age and trees add to it.
